Neighborhood mortgage intelligence

What does neighborhood mortgage activity tell me?

Understand modeled HMDA mortgage applications, originations, loan amounts, coverage, and comparable neighborhood trends.

Mortgage context is separate from the neighborhood index.

The existing publication contains 15,031 neighborhood mortgage modules. Available measures include modeled applications, originations, home-purchase activity, loan amounts, rates, and comparable changes over time. Mortgage activity is not an additional ingredient in the Best Neighborhoods USA Index.

These are modeled neighborhood estimates.

The modules allocate governed HMDA tract data through the certified tract-to-Zillow neighborhood crosswalk. HMDA does not provide a native property ZIP field. Area-weighted neighborhood estimates are not individual property records or exact ZIP totals.

Keep the limits with the numbers.

Neighborhood boundaries may overlap, so the estimates are nonadditive. Do not sum them to reconstruct a ZIP, city, or national total. Respect geometry-coverage eligibility and any withheld or incomparable trend in the existing profile. An application origination rate is not a borrower's approval probability.

Review the site methodology and each neighborhood module's coverage and reporting-year notes.
